Do Concrete Sealers Actually Help in Spokane?

Sealers protect the surface, but they don't solve settlement. Here's what sealers actually do — and don't do — for Spokane driveways, sidewalks, and patios.

Concrete sealers get a lot of marketing love, especially in freeze-thaw climates. In Spokane, they do have real value — but they're not a fix for settlement, and it's worth being clear about what they can and can't do.


What a Sealer Does

  • Slows surface water absorption
  • Reduces the depth of freeze-thaw damage at the surface
  • Helps resist de-icing chemicals used on winter driveways
  • Slows staining from oil and organic material

What a Sealer Doesn't Do

  • Fill voids beneath the slab
  • Lift settled concrete
  • Fix drainage or grading issues
  • Repair structural cracks

When Sealing Makes Sense in Spokane

  • New concrete, once the initial cure is complete
  • Freshly lifted slabs, after joint sealants have cured

When to Skip It

  • Slabs already showing settlement — fix the lift first
  • Concrete with active spalling — surface damage often needs repair before sealing
  • Just before winter without allowing full cure — read the product instructions carefully
